HOA fees in 55+ communities are typically higher than standard communities — but they cover significantly more (cable, internet, community bus, lawn care, clubhouse, and sometimes even building exterior insurance). Ask about the HOA's reserve fund and any upcoming special assessments. Most 55+ communities require at least one resident to be 55+ while the other can be younger. Grandchildren can visit but long-term stays are typically limited.
